**Job Summary**:
We are seeking an experienced **Audit Executive specializing in RERA.** The role focuses on ensuring real estate clients comply with UAE RERA regulations, conduct accurate JOP financial audits, and assist in budget reviews and advisory services for Owners Associations (OA).

**Responsibilities**:

- Conduct internal and external audits of real estate developers, property managers, and Owners Associations ensuring compliance with RERA and DLD regulations.
- Audit and review Escrow accounts and project financial statements in line with RERA requirements.
- Verify compliance of developers and property management with RERA laws and obligations.
- Perform detailed financial audits for Jointly Owned Properties (JOP) as per RERA's Jointly Owned Property Law and OA requirements.
- Ensure transparent financial reporting for Owners Associations and stakeholders.
- Review and validate annual budgets of Owners Associations ensuring accuracy and regulatory compliance.
- Conduct variance analysis between budgeted and actual expenditures.
- Provide recommendations on cost optimization and budget control to OA Board and property managers.
- Prepare audit reports, financial review summaries, and compliance reports with risk analysis and corrective actions.
- Advise clients on RERA documentation, registration, and renewal processes.
- Assist clients in preparing and submitting financial reports to RERA and DLD.
- Liaise with RERA, DLD, and other regulatory bodies to ensure statutory obligations are fulfilled.
- Stay updated on RERA, JOP laws, and UAE real estate industry practices.

**Qualifications & Skills**:

- Bachelor’s Degree in Accounting, Finance, or equivalent.
- CIA, CA, ACCA, CPA preferred.
- Minimum 2-years experience in Real Estate Audit & Compliance with strong exposure to RERA, JOP financial audits, and OA budget reviews.
- In-depth knowledge of RERA Laws, Jointly Owned Property Laws, Escrow requirements, and financial reporting standards for OAs.
- Strong analytical, audit planning, and reporting skills.
- Excellent communication and stakeholder management skills.
- Proficiency in Microsoft Office and accounting software.
- Fluency in English (Arabic is an advantage).
