Overview Of The Role:
- The Property Manager is responsible for overseeing the day-to-day operations and management of a premium commercial office tower. The role focuses on maintaining a safe, well-maintained, and high-quality environment for tenants, visitors, and stakeholders. The Property Manager ensures tenant satisfaction through effective relationship management, addressing tenant needs, managing complaints, and ensuring a premium tenant experience.

Key responsibilities
include property operations, common area standards, parking management, events and activations, security, financial and budget management, reporting, health and safety compliance, and vendor management. The role requires proactive coordination with internal and external stakeholders and acts as the primary point of contact for tenants and service partners, ensuring the asset consistently delivers a premium experience aligned with the expectations of VIP and high-profile occupiers. What You Will Do: Tenant Relationship & Satisfaction
- Act as the primary property contact for tenants and key representatives.
- Build strong relationships with VIP/strategic tenants.
- Understand tenant requirements and proactively address concerns.
- Manage complaints, service requests, and escalations through to resolution.
- Conduct regular tenant engagement and feedback sessions. Premium Tenant Experience
- Maintain a consistently high-quality tenant experience across the tower.
- Ensure tenant-facing services meet premium asset standards.
- Proactively identify opportunities to improve the tenant journey.
- Coordinate VIP requirements and special arrangements with relevant stakeholders. Property Operations
- Oversee daily property operations and ensure smooth functioning of the building.
- Coordinate FM, cleaning, landscaping, waste management, and other service providers.
- Monitor operational standards across common areas and facilities.
- Ensure operational issues are identified and addressed proactively. Common Area Management
- Maintain premium standards across common areas such as lobbies, reception areas, corridors, and washrooms.
- Conduct regular inspections and ensure defects are rectified.
- Monitor presentation, cleanliness, ambiance, and functionality of common areas. Parking Management
- Oversee day-to-day parking operations and allocation in coordination with stakeholders.
- Manage tenant parking requirements and VIP parking arrangements.
- Monitor access, utilization, and parking-related complaints. Events & Tenant Activations
- Coordinate tenant events, activations, and building initiatives.
- Ensure events are planned and executed with minimal disruption to tenants.
- Coordinate logistics, facilities, parking, access, and security requirements.
- Identify opportunities to enhance tenant engagement through events. Security & Emergency Coordination
- Coordinate with security teams on building security requirements.
- Ensure security considerations are incorporated into property operations and VIP arrangements.
- Support emergency preparedness, drills, and incident response. Financial & Budget Management
- Support preparation and management of property operating budgets.
- Monitor operating expenditure and identify cost optimization opportunities.
- Review service provider invoices against delivered services.
- Track expenditure against approved budgets. Reporting & Governance
- Prepare regular property performance reports for Asset Management.
- Provide visibility on tenant matters, maintenance, incidents, parking, and service providers.
- Maintain accurate property records and dashboards.
- Track actions and ensure timely closure. Health, Safety & Compliance
- Ensure property operations comply with applicable HSE, statutory, and regulatory requirements.
- Monitor compliance of contractors and service providers.
- Support inspections, audits, and corrective action plans. Vendor & Service Provider Management
- Manage day-to-day performance of FM and property-related service providers.
- Monitor contractual SLAs and service quality.
- Conduct performance reviews and elevate underperformance.
- Support procurement and contract renewal processes where required
