The BMS Technician will report to the Facilities Supervisor / Engineer and will be responsible for monitoring and controlling the operation of the building management system and all plant activities of the facility connected to the Building Management System.

The BMS Operator must ensure effective operation of the premise Building Management System, providing expert knowledge, guidance, and support in its development to ensure the safe and timely completion of planned and reactive maintenance of the Building Management System.

JOB DESCRIPTION:
  1. Monitor the behavior of the plants with respect to the set point and setting up the various control parameters.
  2. Perform daily auditing of plant performance by utilizing the facilities built on the building management system (BMS), e.g., data logging, plant review, alarm manager status, etc.
  3. Troubleshoot/analyze reasons for failure of plants and provide specific diagnostics, problem analysis, and specify the necessary remedial actions.
  4. Use the historical logged data of various plants to review the system and propose improvements to enhance system efficiency and/or reduce operating costs as well as improve the services provided to customers.
  5. Program the BMS and PPM system and other plants (e.g., standby power generator, diesel-driven firefighting pump, fire alarm system, etc.) for automatic periodic testing.
  6. Keep abreast of technical developments, particularly associated with new technology in building engineering services and building management, and contribute to departmental engineering policies.
  7. Respond to and resolve work requests within the timelines specified on the work requests.
  8. Train team members and other trade staff in the operation and use of the BMS and metering systems.
  9. Escalate issues found during maintenance requiring capital investment, e.g., replacement items following repeat maintenance visits.
  10. Ability to prepare and maintain various documents like inspection reports, handover reports, etc.
