Infrastructure Maintenance Specialist

The role holder is responsible for supervising the assigned civil, electrical, and MEP assets and hard service maintenance tasks to maintain the integrity of the assigned assets and deliver the appropriate level of services to investors and residents within the communities.

Main Responsibilities:

  • Conduct site visits to inspect the state of assigned assets and observe major maintenance tasks.
  • Administer, inspect, and oversee projects related to the maintenance, construction, and operation of drainage and irrigation systems as well as sewage treatment plants.
  • Supervise maintenance of infrastructure assets including roads, footpaths, street lighting, primary irrigation, and fire hydrant networks to ensure smooth operations and minimum downtime.
  • Recommend and assist in implementing sewage treatment plant goals and objectives; establish schedules and methods for facilities operations; implement policies and procedures.
  • Supervise maintenance of playgrounds and parks in common areas.
  • Monitor ongoing projects, check the system for needed repairs, investigate requests, and follow up on closure to ensure maintenance of an updated list of repairs.
  • Enforce compliance with FM systems used by Dubai Community Management.
  • Provide information to community relations, answer questions, investigate complaints, and recommend corrective action as necessary to resolve complaints. Manage and attend customer complaints to reach resolution within key performance indicators (KPI).
  • Coordinate with other departments for any issues related to infrastructure maintenance and operation.
  • Advise community relations to issue violation notices once inspections show major infractions and recommend corrections.

Service Provider Management:

  • Manage vendors/service providers on a day-to-day basis, oversee the performance of contractors, and monitor the quality of preventive and reactive maintenance as per contractual terms.
  • Participate in tender processes in terms of preparing the scope of work and services required and participate in the evaluation of proposals from third parties in conjunction with the Procurement department.
  • Certify invoices of service providers based on SLA compliance.
  • Ensure compliance of service providers with relevant HSE regulations.
  • Evaluate the quality of performed maintenance activities, document, and track KPI's to evaluate the performance of service providers.
  • Provide information and respond to inquiries from service providers, contractors, and authorities regarding maintenance activities.
  • Highlight additional requirements for improving communities and reducing operational costs such as refurbishment of assets and enhancements to communities.
  • Continuously look for opportunities to reduce operational expenses.
  • Maintain knowledge of the latest trends and methods related to infrastructure maintenance and recommend the most appropriate operation and maintenance practice to management to increase efficiency and customer satisfaction.

About You:

The ideal candidate will have the below qualifications and experience:

  • UAE National
  • Bachelor's or diploma degree in Civil/Electrical/Mechanical Engineering
  • Minimum of 2 years of hard maintenance and infrastructure maintenance experience (preferable)
  • Experience in HVAC systems, ASHRAE standards, DM drainage regulations, DEWA LT installation guidelines, and Dubai Civil Defense (DCD) regulations for life safety systems
  • Excellent understanding of technical operations within the construction industry
  • Strong knowledge of engineering products and concepts
  • Knowledge of MEP construction management and quality monitoring
  • Excellent knowledge of interpretation of scope requirements and fee schedules
