Job Summary

We are seeking a highly experienced and skilled Project Director to join our team at شركة الدار العقارية ش.م.ع. The successful candidate will be responsible for managing the delivery of local and international projects in time, budget, and quality.

Key Responsibilities
  • Project Management
    • Develop and implement project plans, timelines, and budgets in accordance with company guidelines and standards.
    • Coordinate with internal stakeholders to ensure efficient project delivery and execution.
    • Manage and monitor project progress, identifying and mitigating potential risks and deviations from plan.
  • Contractor Management
    • Oversee the selection, engagement, and management of contractors and consultants.
    • Ensure contractors deliver services within scope, cost, quality, and time.
    • Monitor and manage contractor performance, including assessing vendor performance and drafting performance scorecards.
  • Risk Management
    • Identify, assess, and mitigate potential risks and issues that may impact project delivery.
    • Develop and implement risk mitigation plans to ensure project success.
  • Communication and Collaboration
    • Communicate effectively with internal and external stakeholders, including project teams, contractors, and government entities.
    • Collaborate with cross-functional teams to ensure project alignment with company goals and objectives.
  • Quality and Safety
    • Ensure compliance with company quality and safety standards, including HSE regulations.
    • Monitor and report on project safety performance, aiming for a < 2% safety incident rate.
  • Financial Management
    • Manage project budgets, including monitoring and controlling costs, and ensuring financial compliance with company policies.
    • Develop and implement financial plans and forecasts to ensure project financial success.
  • Reporting and Documentation
    • Prepare and submit regular project reports to management, including progress updates, risk assessments, and financial performance.
    • Maintain and update project-related documents, including contracts, agreements, and project schedules.
Requirements
  • Education
    • Bachelor's degree in engineering, architecture, or construction management.
    • MBA or technical post-graduate degree is preferred.
  • Experience
    • Min of 14+ years of experience in project management oversight in a real estate company with annual revenue of at least AED 2 billion.
    • Min of 6+ years in a related managerial position.
  • Skills and Qualifications
    • Proven experience of managing construction for developments with CAPEX 4-6 billion AED.
    • Strong knowledge and exposure to the GCC real estate market.
    • Proven expertise in contractor management having managed construction contracts worth at least AED 200 million.
    • HSE champion with a proven track record < 2% safety incidents.
    • Excellent project management skills having managed construction projects of at least AED 100 million in value.
    • Ability to manage large teams of at least 50 people.
    • Ability to manage more than one project at a time; plan and execute tasks as per project schedule and budget.
    • Strong conflict resolution and management skills for resolving conflicts on the field.
