The role holder is responsible for overseeing the assigned civil, electrical, and MEP assets and hard service maintenance tasks to ensure the integrity of the assigned assets and deliver the required level of services to investors and residents within the communities.

Main Responsibilities:

  1. Conduct site visits to inspect the condition of assigned assets and observe major maintenance tasks.
  2. Oversee administration, inspection, and maintenance projects related to drainage and irrigation systems, sewage treatment plants, and other similar infrastructure.
  3. Supervise maintenance of infrastructure assets including roads, footpaths, street lighting, and primary irrigation networks to ensure smooth operations and minimize downtime.
  4. Assist in developing and implementing strategies for sewage treatment plant operations, establish schedules and methods for facilities operations, and implement policies and procedures.
  5. Supervise maintenance of playgrounds and parks in common areas.
  6. Monitor ongoing projects, identify needed repairs, investigate requests, and follow up on completion to ensure maintenance of an updated list of repairs.
  7. Enforce compliance with FM systems used by Dubai Community Management.
  8. Collaborate with community relations, answer questions, investigate complaints, and recommend corrective action to resolve complaints.
  9. Coordinate with other departments for any issues related to infrastructure maintenance and operation.
  10. Advise community relations to issue violation notices once inspections reveal major infractions and recommend corrections.

Vendor Management:

  1. Manage daily interactions with vendors and service providers, oversee contractor performance, and assess the quality of preventive and reactive maintenance according to contractual terms.
  2. Participate in tender processes, prepare scopes of work, and evaluate proposals from third parties in conjunction with the Procurement department.
  3. Certify service provider invoices based on SLA compliance.
  4. Evaluate service providers' compliance with relevant HSE regulations.
  5. Document and track KPI's to assess vendor performance.
  6. Provide information and respond to inquiries from vendors, contractors, and authorities regarding maintenance activities.
  7. Suggest improvements to communities and cost reduction initiatives such as asset refurbishment and community enhancement projects.
  8. Continuously explore opportunities to reduce operational expenses.
  9. Maintain knowledge of the latest trends and best practices in infrastructure maintenance and provide recommendations to enhance efficiency and customer satisfaction.

About You:

The ideal candidate should possess the following qualifications and experience:

  1. UAE National
  2. Bachelor's or diploma degree in Civil/Electrical/Mechanical Engineering
  3. Minimum of 2 years of experience in hard maintenance and infrastructure maintenance (preferable)
  4. Experience in HVAC systems, ASHRAE standards, DM drainage regulations, DEWA LT installation guidelines, and Dubai Civil Defense (DCD) regulations for life safety systems
  5. Excellent understanding of technical operations within the construction industry
  6. Strong knowledge of engineering products and concepts
  7. Knowledge of MEP construction management and quality monitoring
  8. Excellent knowledge of interpreting scope requirements and fee schedules
