**Key purpose of this Job (Position Summary)**

To ensure execution of the project implementation plans for the assigned projects from the time the project is awarded to project closure. Coordinate with various internal teams to plan and direct the work activities and resources necessary for project execution. The role is also responsible to manage project costs within budgets and ensure billing and certification details are provided in a timely manner. The position is also responsible for risk and variation claims management while ensuring contractual protection of the organization.

**Key Functions and Responsibilities**
- Managing projects within the established scope, schedule and budget while meeting or surpassing standards of quality.
- Responsible for entire project management plan including scope, procurement, production, design, communication, cost, time, risk, project human resources, close out etc.
- Ensure health and safety measures are strictly followed at site.
- Represent company in all project meetings.
- Verifying the technical aspect of quotes received from vendors.
- Coordination between client, site, sub-contractors & suppliers. Negotiation of prices with subcontractors & suppliers and various project stakeholders.
- Checking of invoices from sub-contractors based on the work done at site.
- Plan and organize resources in advance for the assigned site by daily preparation of labor schedule.
- Quality control of work done at site.
- Enforce rules, regulations and procedures at site.
- Contact the respective regulatory authorities to inspect and comment on the completed fit-out works for the issuance of occupancy certificate.
- Observe the skills, attitude, attendance etc. of the workforce and rate them monthly to improve their performance at site.
- Close out and hand over project.

**Strategic**

Achieve cost savings by efficient implementation of the projects delivery plan and budget management.

**Operational**

Scheduling and Coordination.

Ensure project management and timely completion of the assigned projects in adherence to specifications of cost, quality and safety.

Upon receipt of a new project, devise a project implementation plan in consultation with managers.

Guide team to ensure timely and accurate preparation of various schedules such as MAS log, procurement log, finish log etc.

Ensure that schedules are released to post contracts for approval on compliance to budgets.

Create all necessary micro planning documents for the scheduling and execution of the project, e.g. production plan, installation plan, etc.

Work closely with post contracts and planning team to identify project prioritization, devise implementation plan and micro level schedule.

Discuss the draft production plan with planning and factory teams to ensure mitigation of any scheduling conflicts.

Coordinate with client to get shop drawings, MAS and other documents approved.

Raise purchase orders for any site requirements.

Work closely with post contracts for budgets sanctioning and expense reporting. Raise request for additional budgets on requirement and provide clarifications for the same.

Closely track cost to completion of project and take steps to ensure costs of execution is within planned budgets.

Keep Project Director updated on completion and seek their support and inputs on delivery strategy, risks management etc.

Adhere to management and monitoring systems to track project progress, identify delays and risks at every point and take necessary steps to mitigate them.

**Subcontracting**

Ensure the required manpower with requisite skill sets is available on the planned days.

Guide team and provide instructions to ensure smooth installation in line with specifications.

Ensure timely preparation of building material statements.

Issue inspection notice to internal quality team and client for quality inspections.

Based on quality report either plan for changes to installed product or send back to factory with proper documentation.

Provide necessary support to site coordinators to ensure they are equipped with resources to carry out project installations.

**Variation Management**

Raise all necessary documentation as per requirement, such as confirmation of verbal information, request for information, variation order etc. Ensure client confirmation on the variation order is received.

Discuss variations details with client and get their confirmation on the changes.

Inform post contracts team on variations, collect the new budget from post contracts and submit to client

Follow up with client for approval of changes in project budgets due to variations.

**Billing, Certification and Reporting**

Track the contract billing schedule and provide inputs for the raising of bills.

Provide regular updates to Post contracts and finance on project progress and completion.

Discuss with the client and follow up for interim and final project completion certificates.
