Roles and responsibilities
  • Develop and implementstrategies to attract and secure tenants for new and existingproperties.

  • Coordinatelease renewals, terminations, andamendments.
  • Address tenant concerns and resolveissues promptly to foster positiveexperiences.
  • Supervise and mentor leasing staffto achieve departmental goals.

MinimumQualification

  • Bachelor's degree, ideallyin Business Administration, Real Estate, or a relatedfield

MinimumExperience

  • 10+ years' experience inretail and F&Bleasing
  • Negotiating LeaseTerms: A prospective tenant is interested in leasinga commercial space. The Leasing Manager negotiates the rent,duration, and any special clauses (e.g., tenant improvementallowances, early termination options), ensuring both the propertyowner and tenant are satisfied with theagreement.
  • Marketing VacantProperties: The Leasing Manager creates a marketingcampaign for vacant units, utilizing online platforms and localadvertisements. They might also organize an open house event toshow the property to multiple prospectivetenants.
  • Addressing TenantIssues: A tenant has reported maintenance issues intheir apartment. The Leasing Manager coordinates with themaintenance team to address the problem promptly and communicateswith the tenant to ensure theirsatisfaction.
  • Managing LeaseRenewals: A tenant's lease is approachingits expiration date. The Leasing Manager reaches out to the tenantto discuss renewal options, negotiate terms, and ensure the leaserenewal paperwork is completed ontime.

  • LeaseDocumentation: Overseeing the preparation andexecution of lease agreements, ensuring they are legally compliantand reflect the agreed-upon terms. This includes reviewing leaseclauses, conditions, and ensuring all relevant details arecorrectly captured.
  • Renewals andExpansions: Managing lease renewals for existingtenants, addressing concerns or changes, and negotiating leaseextensions or expansions whenappropriate.

2. TenantRelations andCommunication

  • ManagingTenant Queries: Responding to potential and existingtenants' inquiries regarding available spaces, rentalrates, amenities, and other property-relatedconcerns.
  • ConflictResolution: Addressing and resolving tenant issues,such as disputes over lease terms, maintenance concerns, or othertenant-related issues, to ensure a smooth leasingoperation.
  • Onboarding NewTenants: Coordinating the onboarding process for newtenants, ensuring they understand the terms of their lease, theproperty rules, and their responsibilities. This also includesconducting property tours andwalkthroughs.

3.Marketing andPromotion

  • MarketingProperties: Developing and executing marketingstrategies to attract potential tenants, which may include onlinelistings, advertisements, open houses, and other promotionalactivities.
  • PropertyShowings: Conducting property tours for prospectivetenants, highlighting the features and benefits of the property todrive interest and secureleases.
  • Tenant RetentionStrategies: Implementing strategies to retaincurrent tenants, such as loyalty programs, regular communication,and addressing tenant concerns promptly to minimizeturnover.

4. RentCollection and FinancialOversight

  • Rentand Payment Tracking: Ensuring timely collection ofrent payments from tenants, addressing any late payments oroutstanding balances. Managing rent schedules and ensuringcompliance with leaseterms.
  • FinancialReporting: Tracking leasing performance metrics suchas occupancy rates, rental income, and lease expirations. Providingregular reports to upper management on leasing activity andfinancialperformance.
  • Budgeting:Assisting in the budgeting process for leasing-related expenses,ensuring that leasing operations are cost-effective and alignedwith overall financial goals.
