Job Purpose


The MEP Development Manager is responsible for managing the new store and remodeling pipelines of MEP to deliver the annual targets and KPIs.

This includes but is not limited to the implementation of pipeline forecasting and management, reporting/tracking, financial reporting/analysis, market mapping, and presentations to management.


Job Size
The scope focuses primarily on the MEP region. Responsible for 100 plus projects per year (this includes opening new units, relocations, rebuilds, and image enhancements)

This position will be based in Dubai, United Arab Emirates / with 10%+ travel

Back-end Development Support (100%)

  • Maintain the tracking and reporting of the new store development pipeline for MEP on a weekly, monthly, quarterly, and yearly basis for internal management and head office in Dallas
  • Input and maintain the new store pipeline in our Asset Information System (AIS) for MEP
  • Maintain tracking of remodels in AIS and prepare to remodel analyses for management
  • Analyze upcoming renewals and liaise with Finance/Legal for monthly renewal fees that are due
  • Prepare pipeline and renewal forecasts for the 3year Strategic Plan, Annual Growth Plan, and 4 quarterly forecasts
  • Prepare PowerPoint slides and Excel analyses for use in forecast presentations to the head office in Dallas
  • Prepare PowerPoint slides for the Development Newsletter and other internal management decks and contribute to the thought process.
  • Gather and cleanse data in AIS for any market mapping work that needs to be done for MEP and liaise with Dallas and other stakeholders accordingly.
  • Prepare monthend and quarterly reports for Control, including reports on store count, temporary closures, incentive accruals, and zerosales checks.
  • Gather competitor data for MEP on a halfyearly basis from all our franchise partners and provide competitor analyses for management.
  • Gather and analyze data on new store performance every quarter via the New Unit Tracking (NUTs) report.
  • Liaise with Control to answer any quarterly internal audit queries relating to Development.
  • Ensure the appropriate approval/closure letters are sent to our franchise partners.
  • Support and participate in Development meetings and events and contribute to the thought process
  • Maintain tracking of new store and remodel pipelines in AIS; liaise internally and with the head office in Dallas.
  • Review and analyze new sites for profitability and success. Track and drive the site and design approval processes, work with internal teams and franchisees.
  • Using Excel, produce financial analyses, forecasts and projections.
  • Prepare PowerPoint and Excel presentations for meetings and events; participate and contribute to the thought process.
  • Systematize processes where necessary to make them more efficient and enhance productivity
  • Own and drive the sharing of best practices and knowhow building.
  • Keep abreast of restaurant industry practices in Development and asset design; liaise with Yum International and domestic teams to identify, cascade, and implement YRI Global programs and regional initiatives.

Working Relationships
The Development Manager will have a direct line of reporting tothe MENA Development Director

The person in this position will also support and interact with other functions within the MEP team (Finance, Operations, Supply Chain, QA, Marketing) as well as franchise General Managers and their teams, senior development executives, consultants and vendors

Knowledge and Skill Required

General Qualifications

  • University degree from a reputable institution; major in Finance/Business, Real Estate, or Engineering
  • Professional finance qualification / MBA preferred
  • 5+ years of experience in Finance, Retail Business Development and/or Real Estate or Hospitality
  • Previous business experience in the Middle East is a plus
