Job PurposeTo comanage the companys projects maintenance and refurbishment offacilities from planning to execution ensuring work plans arecarried riskfree efficiently and costeffectively in consistencywith agreed specifications and in line with approved qualitystandards. Also to contribute to feasibility studies evaluation andmanagement of new projects aiming for companys growth anddevelopmentKey ResultResponsibilities
  • Assiststhe General Manager in achieving a riskfree and successful deliveryof projects/refurbishment/maintenance of the projects and otherfacilities/logistics with focus on costeffectiveness qualitytimeliness and conformity of all actionsexecuted.
  • Follows up construction activities atsite & Ensures the Contractors adherence to Constructiondocuments and latest Authoritiesregulations.
  • Assists in reviewing ContractorsSubmissions (shop drawings Materials RFIetc.).
  • Provides all necessary onsite directions& assists in reviewing the projects closed outdocuments.
  • Acts positively and participates inall health and safety issues at site as required by the GM andproject Safety Representative.
  • Manages themaintenance & logistics services of the projects andfacilities this includes managing any refurbishments renovationsoffice moves & greenery etc.
  • Monitorsand follows up on the projects & maintenance servicesprovided by external vendors; provides necessary guidance andsupport to ensure services are as per agreed standards and in linewith SLAs service levelagreements.
  • Approves/evaluates the preventivemaintenance schedule for designated areas and coordinates withProject Engineer to ensure availability of neededmanpower.
  • Establishes/maintains effectiveworking relationships with a wide range of people both internallywithin the company and externally with vendors and suppliers tofacilitate the work requirements and achieve bestresults.
  • Partners with stakeholders to preparecontracts and BOQs (Bills of Quantities) ensuring cost risk legalpenalties technical aspects and specifications are all coveredwithin the agreed terms and conditions of signedcontracts.
  • Negotiates quotations and pricesoffered by vendors and suppliers for the purchases and repairparts; prepares and processes the approved LPOs using the internalsystem through the Contracts and Procurementdepartment.
  • Collaborates with Stakeholders tonegotiate and administer annual maintenance contracts such as thosefor the elevator cleaning services garbage and wastes disposalrevolving doors etc. provides necessary recommendations andalternative solutions where necessary.
  • Managesthe endtoend maintenance of the greenery & irrigationservices prepares necessary specifications & contracts& processes related payments in duetime.
  • Coordinates with the Finance departmenton all maintenance payments recharges and petty cash expenditureensures all invoices are timely reviewed verified and processedthrough proper channel and records of the same are properlymaintained.
  • Coordinates with the HR&Dto manage the related activities such as preparing the respectivemanpower roster working schedules leave plans and overtimesheets.
  • Supports the General Manager inpreparing and deciding on the facilities maintenance services andlogistics budget in line with approvedplan.
  • Manages the procurement of material usedat work for new project & spare parts for existing projects& machines as per adoptedstandards

Qualifications (Academic traininglanguages)Bachelors degree in civil engineering from a recognized universityor engineeringWorkExperience8 years of related working experience in a similar role managingprojects maintenance facilities buildings and property includingelectromechanical AC Sewerage greenery etc
