Director, Construction Project Management

Job Summary

The Director will focus on the start to end delivery of Equinix's South and West Africa Construction Projects: Leading and controlling the strategic direction across all stages of our entire project portfolio, which shall include but not be limited to:

  1. Driving a safety & quality first culture, ensuring that all applicable codes, standards, and good construction practices are followed.
  2. Working in close collaboration with the Hub Leads to enable our projects to focus on speed-to-market for our capacity.
  3. Liaising and coordinating with Design & Engineering, Permitting, Procurement, Commercial, Security, IT/Network and Construction teams to optimise the interfaces between these functions with the aim to reduce the durations and hand-offs.
  4. Establishing, maintaining and optimising excellent supply chain relationships with General Contractors (GCs) and Major Capital Equipment (MCE) providers through all relevant phases.
  5. Lead all aspects of data centre design & construction projects from project inception, through design, procurement, construction, commissioning and hand-over of an operating facility, that could include ground up construction, fit-outs, remodels, etc.
  6. Ensuring that internal controls are in place at each step of the process through effective contract administration including generation, review, management, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation.

Responsibilities

Reporting to the Southern Hub Senior Director for Construction, the Director will bring the urgency from the start of the Projects to the Handover in project delivery espousing the principle that "Every Day Matters" to ensure that the Projects are delivered "On-Time" and on budget which shall include but not be limited to:

Management
  1. Leads and manages multiple, small and large construction projects across South and West Africa.
  2. Lead by example on safety, standards, and culture.
  3. Manage and monitor project progress, quality and compliance with building regulations.
  4. Provides guidance and project leadership including ground up construction, remodels, renovations, etc.
  5. Ensuring projects are meeting or exceeding company expectations.
  6. Overview and management of project risk registers.
  7. Interviewing, hiring and assuring effective training and development of the team.
  8. Developing, managing and being accountable for achievement of key departmental metrics.
Vendor Relations
  1. Directs as many as 25+ external vendors per project comprising general contractors, A&E design teams, commissioning agents, equipment suppliers etc.
  2. Significantly contributes to establishing and maintaining high value relationships.
Training Programs
  1. Contributes to identifying and developing training programs.
  2. Provides cross-functional training.
Contract Administration
  1. Contributes to developing and executing effective contract administration procedures including generation, review, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation.
  2. Liaising with local authorities and relevant State agencies and departments.
Leadership
  1. Mentors team members.
  2. Directs all internal and external project team members including internal Design, Procurement, Operations, Commercial and IT/Network support teams.
Policy & Procedure Development
  1. Significantly contributes to creating and maintaining best in class policies and procedures.
  2. Ensure project closure, handover and lessons learnt processes are established and implemented.

Qualifications

  1. Substantial, progressive experience in successfully managing high-tech construction projects or programs during the front-end of the life cycle.
  2. Detailed working knowledge of building construction and project management processes and procedures at a global scale.
  3. Strong working knowledge and experience of the design of data centres, and/or other high-tech industries.
  4. Track record in concurrently overseeing multiple, large-scale high-tech (ideally data centre) construction projects and with capital expenditure oversight of $100M+.
  5. Ability to analyse and evaluate construction documents including drawings, specifications and contracts.
  6. Competency in Critical Path Method (CPM) scheduling, construction cost estimating, proposal generation and development, document management and contract administration.
  7. Exceptional leadership, communication, written and verbal presentation, and team-building skills proven in multiple international regions.
  8. Substantial experience as a transformational, inclusive leader including strong competencies in talent identification and development, coaching, and mentoring construction professionals and varying levels of experience proven in multiple regions.
  9. Exceptional communication, negotiation and analytical skills required proven in multiple geographies.
  10. Ability to multi-task and work within team-based projects in an extremely fast paced and demanding environment and internationally.
  11. Highly analytical with strong intellect, ideally with a Bachelor's degree or equivalent in engineering, construction management or a related field.
  12. Highly organized and detail oriented.
