Roles and responsibilities
  • Establish and maintaincomprehensive databases comprising Aldar’s Corporateinhouse data and data obtained from third party sourcescovering:
  • Macroeconomic & demographicresearch for Abu Dhabi and potential growth markets includinghistoric trends and projections for GDP, employment, population,FDI, income & expenditure, tourismetc.
  • Residential sales – track andanalyze primary and secondary sales within Aldar’sportfolio and the wider market including sales price &incentives, sales volumes, buyer profileetc.
  • Residential / retail / office /hospitality investment property – track and analyzesector performance including rental performance, occupancy rates,operational costs & service charges, Hotel ADRsetc.
  • Support Aldar business segments inundertaking annual corporate business planning – emphasison macro-economic & real estate cycle outlook and overallsupply, demand & performancetrends
  • Conduct market research, observe theinvestment environment and the macro-economic landscape and deriveinput for the 5-years business plan, for business verticals andplanning processes across Aldar.
  • Developproject business plans – emphasis on macro-economic& real estate cycle outlook and overall supply, demand& performance trends.
  • Gather marketintelligence on key activities and performance of local andregional competitors

Qualification AndExperience

RELATEDYEAR OF EXPERIENCE:

Min of 10+years of experience in a research, consulting or relatedfield

YOE IN MANAGERIALPOSITION:

Min of 4+years’ experience in managerialposition.

FIELD OFEXPERIENCE:

  • Real Estate experience inresearch
  • Proven track record of effectivelydealing with senior management
  • Experience inleading multi-disciplinary initiativesrequired
  • Preferably experience with managingcash flows analysis and financial modeling

Technical AndInterpersonal Skills

  • Strong knowledge of UAE real estatemarket across a range of sectors
  • Stronganalytical skills in building & managing databases andanalyzing trends
  • Proficient in Excel,PowerPoints and other tools
  • Ability tomulti-task across a range of activities and develop strongrelationships with a range of internalstakeholders

QUALIFICATION

  • Bachelor’s degree inengineering, Business, or relevant degree. Master’sdegree preferred

  7. RegulatoryResearch: Staying informed about local zoning laws,regulations, and development guidelines that impact real estateprojects.

  8. Collaboration:Working closely with development, sales, and marketing teams toprovide insights that supportdecision-making.

  9. TrendMonitoring: Keeping track of market trends andeconomic changes to adjust research focus and methodologiesaccordingly.

  10. ClientSupport: Assisting clients or internal stakeholderswith specific research requests, providing tailored insights tosupport theirobjectives.
