Project DirectorListed: 15 Jan 2025Developers & House BuildingDubai40,000 - 60,000Our client is a UAE based Real Estate Development company based in Dubai who are looking to add a Project Director to their growing team. The business is primarily focused on the development of properties across residential towers and communities, commercial, hospitality, and retail sectors on projects valued in excess of AED 200m.The Project Director will work directly with internal teams and stakeholders from pre-concept through project completion, assisting with planning, feasibility, design, constructability, value engineering, budgets, schedules, approvals and permitting, and the development and construction process through handover.Responsibilities:Liaise with internal leadership and other directors identifying new opportunities for the business discussing feasibility and long-term strategy to continue to grow the business and expand the company portfolio.Work together with all internal and external departments for design, development, and construction of new projects as directed by the leadership team.Project Management: Oversee all aspects of the Project Management process including communicating with all internal departments, creating detailed guidelines for planning, feasibility studies, design, schedule, budgets, approvals, constructability, value engineering, and completion.Develop and manage project timelines to ensure projects are completed on time and within budget meeting the highest standards.Stay up-to-date on market trends using research and previous experience to identify new opportunities and accurate feasibility for planned projects.Team Management: Lead a team of professionals, including architects, engineers, contractors, and consultants, to ensure successful project delivery. Provide guidance and support as required to team members and encourage a collaborative and efficient working environment.Budget and Financial Management: Develop project budgets and monitor expenditures to ensure projects stay within budget. Negotiate and manage contracts with vendors, contractors, and suppliers.Stakeholder Management: Coordinate with internal and external stakeholders, such as investors and community members, to keep them informed about project progress and address any concerns or issues that may arise.Quality Control: Ensure that all projects meet high-quality standards and comply with local regulations and building codes.Risk Management: Identify potential risks and develop contingency plans to mitigate them. Proactively address any issues that may impact project timelines or budgets.Reporting: Prepare regular progress reports and presentations for senior management and stakeholders. Communicate project updates, challenges, and successes effectively and in a timely manner.Other duties as assigned.Requirements:Bachelor's degree in Civil Engineering.Minimum of 10-12 years of experience in Project Management with direct experience working with an established real estate developer.Full-cycle project experience as a Project Director with a focus on residential, commercial, or hospitality tower projects in the United Arab Emirates.Strong understanding of the local real estate market and regulations.Proven track record of successfully managing and delivering real estate projects on time, within budget, and to the highest quality.Excellent Project Management, leadership, and team management skills in a similar role working on projects more than AED 200m.Strong financial and budget management background in leading full-cycle real estate development projects.Excellent communication and interpersonal skills with a dedicated background in building and maintaining relationships with internal teams, external vendors, and stakeholders.For further information on the above position please apply directly, and a member of our team will be in touch to discuss in more detail should your experience meet requirements.#J-18808-Ljbffr
