Description Job Purpose:
Follow up for Repair, maintain, PPM, site inspections, Reporting for MEP & HVAC systems. Attend and solve all MEP & HVAC complaints received by the premise\'s occupant in a short time and good quality work. MEP Supervisors oversees the work done by MEP & HVAC maintenance technicians on a job site. They are responsible for ensuring that all safety and compliance standards are met and to provide technical assistance when necessary. Inspecting facilities periodically to determine problems and necessary maintenance. Preparing weekly maintenance schedules, and allocates work. Recruiting, supervising and training maintenance technicians. Supervise to carry out fault diagnosis, remedial repairs, calibration, and planned preventative maintenance of the building facilities.
Principal Accountabilities:
Perform and supervise routine MEP & HVAC maintenance and repairs to ensure the completion of all MEP & HVAC repair work within agreed plan. Carry out the Preventive and Corrective maintenance activities of all MEP & HVAC equipment/systems, adhering to company\'s QHSE policy. Prepare PTW/MOS/SOW/RA/JSA, TBT, Daily/Weekly/Monthly Report and other supporting documents as per job requirement. Generate all kind of reports, condition reports, and renovation report. Accountable for the maintenance activities of all MEP & HVAC field equipment. Reports faults and identifies requirement for overhauls. Implementing isolation and de-isolation of MEP & HVAC equipment. Diagnose malfunctioning systems, apparatus, and components, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem. Inspect MEP & HVAC systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes. Advise management on whether continued operation of equipment could be hazardous. Test MEP & HVAC systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, and oscilloscopes, to ensure compatibility and safety of MEP & HVAC system. Maintain current mechanical or electrician\'s license or identification card to meet governmental regulations. Plan layout and installation of MEP & HVAC wiring, equipment and fixtures, based on job specifications and local codes. Direct and train workers to install, maintain, or repair MEP & HVAC wiring, equipment, and fixtures. Supervising MEP & HVAC technicians and instruct them to their responsibility, which includes and training new technician team members. Follow a preventative cleaning and maintenance program. Monitor energy consumption. Ensure clean safe and healthy work environment including but not limited to technical plants, engineering offices, and workshops. Attend and participate in the daily engineering meetings. Maintenance of MEP & HVAC Systems such as CHILLERS, FAHU, AHU, FCU, DX Type Package Units, Split AC Units, Heat Exchangers, Pumps, Motors, Dosing Systems, Compressors, VAV/VRF/VFD Systems, CPM/BMS Systems, FF/FAS Systems, Lifts/Elevators, Fans, Electrical LV Systems, Capacitor Banks, Generator Systems, ATS, UPS Systems, Battery Chargers Systems, Electrical Monitoring & Control Systems (ELICS) & ELV systems. To read and review MEP & HVAC drawings for maintenance and troubleshooting requirements. To cover facilities engineer or chiller engineer duties, when delegate Solves and attend all kind of MEP & HVAC complaints such as troubleshooting and rectifying short circuits, replacement of electrical components and equipments. In charge of MEP & HVAC system must make inspections and assess potential problems. These professionals also recommend changes or upgrades to MEP & HVAC systems to increase productivity and functionality. Follow up with the all sub-contractor and inspect their PPM activities. Create W\\O and follow up with the Engineer to complete the required job. Follows the preventive maintenance program planned by the engineer. Assists the other field technicians when working inside the electrical panels or control panels (ex. Electricians, A/C or Mechanical technicians). Reports to the in-charge engineer if any anomaly has been happened or observed to take immediate action.
Minimum Requirements:
Mechanical or Electrical Degree/Diploma, license, or equivalent is a MUST.Knowledge of applicable MEP & HVAC codes, regulations, and standards.Knowledge of the tools, testing equipment, and materials common to the electrical trade.Strong field service skills with a proven, demonstrable track record of repairing andmaintenance of the above MEP & HVAC Systems and associated equipment. Ability to understand complex systems and possess good MEP + HVAC skills.Ability to follow instructions and complete technical report documentation.Able to foster good relations with colleagues and be a good team player.Able to work with minimum supervision under stringent deadlines and high pressureenvironment. Ability to communicate in English both verbal and written.Possess Drivers License is an advantage.
